Booking regulations

Please read the following booking regulations carefully. After a booking has been confirmed, it constitutes a valid contract, under the Italian law in force. The contract is binding for those who make the booking.

1. Booking
It is possible to send a request for availability and to wait for our reply. Alternatively, it is possible to book online following the instructions provided on the webpage.

Further to your request, you will receive a (non-binding) offer. The booking shall be considered confirmed only after our written notice and the payment of a deposit, to be settled within 7 days from our confirmation. If the payment is not made within the specified timeframe, the booking will be considered invalid.

Should you have any preference for a specific apartment (ground floor/first floor, corner apartment, etc.), we will try to meet your requirement, although we reserve the right to move you to another apartment of the same or higher category (at the same price) depending on our booking calendar.

In case of online booking, it is necessary to fill out a form with the personal details of all the guests. Only the individuals listed in the form shall be admitted into the Residence. Any changes must be promptly communicated to the reception prior to your arrival.

Upon arrival, all guests must submit a valid ID document. In order to make changes to your booking, it is necessary to contact reception staff who will do their best to meet your requirements. However, we are not in a position to guarantee that your requests will be met. Should the booking be changed to a period when the rate is higher than the original amount paid, guests must pay the difference.

2. Payment

General terms and conditions:

A deposit shall be paid no later than 7 days after the receipt of booking confirmation, while the balance must be paid the day before the end of your holiday, unless otherwise agreed. If the deposit is not paid within the above-mentioned deadline, the booking will be considered invalid. In the event a booking is cancelled, the deposit will be forfeited. The accepted methods of payment are: bank transfer and credit card (Visa and MasterCard).

3. Security deposit

Upon arrival, a security deposit must be paid either in cash or by credit card. The amount shall be partly or fully withheld to cover for any possible damage caused within the Residence. In the event that the amount of damages exceeds the sum paid as a security deposit, the guest shall pay the balance. Should the kitchen not be left clean upon departure, a €30 cleaning fee will be withheld. Once our staff verify that premises are undamaged, your security deposit will be fully refunded.

4. Cancellations

Every cancellation must be made in writing. The penalties applied in this case are as follows:

Any deposit paid upon booking shall not be refunded.

For cancellations made up to 14 days prior to arrival, no additional penalty shall be applied.

As regards cancellations made 14 days prior to arrival or NO SHOW, 100% of the remaining amount shall be paid.

We suggest you take out travel insurance.

5. Force Majeure

The Management declines all liability for inefficiencies due to lack of supplies, accidental equipment failure or other causes of force majeure.

The Management declines all liability for damage caused by other guests, atmospheric events, natural disasters, epidemics, illness and theft.

By accepting the booking conditions guests also accept the apartment complex rules and regulations.
